Aha! Thanks Joe - all up and running now. It now becomes clear that in http://kb.linuxvirtualserver.org/wiki/LVS/TUN_mode_with_FreeBSD_and_Solaris_realserver the instructions on tunnelling are jsut to demonstrate it and not required in the actual setup.
