LVS over Internet / client director and realserver at different networks

I'v the following Problem

LVS over Internet (client director and realserver at different networks)

I (CLIENT) can access the RS and DIR directly over the Internet (ex. via
ssh)
The Client want to: http://80.80.80.80 (DIR should "loadbalance" to
81.81.81.81 and show the website of the RS).

I have to use LVS-TUN, but how i have to configure the RS and the DIR?
RS have the ipip kernel mod
Please help.
