There's a large number of things that can go wrong. This is not simple.
It would be best first time round to try something simpler like
VS-DR with one client machine, one director and one realserver
machine with telnet as the service. I personally can't set up an
LVS from the ipvsadm command line with any degree of confidence,
and use the configure script. Other tools like the lvs-gui do
the same job.
